All room rates are based on double occupancy and are subject to an 8% state sales tax and a 4% county tax. By law, we are not allowed more than 2 persons per room.
Registered guests are welcome to check in between 4:00 pm and 6:00 pm. If you need to check in outside of the normal hours, please contact us before you arrive for specific instructions. We do not guarantee the accommodation of earlier or later check in times without prior confirmation from innkeeper.
All reservations are to be paid in full at time of booking the reservation.

Cancellation Policy: Our Cancellation/Change policy allows for a full refund minus a 10% processing fee of the total reservation cancelled or changed 14 days or more prior to arrival. If your change/cancellation is received 14 days or less of your arrival date, the entire reservation minus sales tax (including gift certificates which were applied) is non-refundable. We are happy to refund your reservation if we can successfully re-book your stay to another guest, minus the applicable 10% processing fee.
Cancellation Policy For Group Reservations: For group reservations involving 3 rooms or more, a cancellation of any room more than 14 days of arrival is subject to a cancellation fee of 50% of the total reservation per room cancelled. If cancelled 14 days or less of your arrival date, your reservation is non-refundable. We are happy to refund your reservation if we can successfully re-book your stay to another guest minus the applicable 10% cancellation fee..
Breakfast menus are prepared in advance but with prior notice, we generally can accommodate most food allergies. Please notify us at the time you make your reservation of any food allergies or dietary restrictions including vegetarian diets. Specialty diets such as dairy or egg free or vegan may result in an extra charge of $5.00 per guest per day.
For everyone's safety, and for liability reasons, only registered guests of The Cupola Above Seneca are permitted on the property. Guests are not permitted to entertain their friends or family members who are not registered guests, indoors or outdoors.
The Cupola Above Seneca is an adult oriented property with no facilities geared towards children. As such, we cannot allow guests under the age of 17 years.
As much as we do love pets, we do not allow animals of any size in the main house.
Due to insurance reasons, the pool and patio area are private space and not open for guests. Coolers are not allowed inside guest rooms or common areas. A refrigerator is available to you should you need to keep small items cold.
We are a Non-Smoking facility (this includes vaping and e-cigarettes) but for guests who do smoke, we ask you to do so outdoors away from porches, decks, patios and windows.
The Cupola Above Seneca does enforce quiet hours between 11:00 PM to 9:00AM. inside or outside. Please be considerate of other guests, neighbors and the innkeepers.
Rooms are inspected after guest check out. Damages to bedding, carpeting, flooring, draperies or missing items will be billed to your card on file.
The burning of candles or incense or use of fragrance diffusers in guest rooms is not allowed. The fireplace will be lit seasonally upon request.
We do not accept packages or mail on behalf of our guests. In the event you have packages sent here before your date of arrival we do not accept responsibility or liability for those packages.
We reserve the right to refuse service to guests who ignore our policies.

GIFT CERTIFICATES: The Cupola Above Seneca Gift Certificates are good for one year from time of purchase. Credit balances on gift certificates will remain until the date of expiration.
